Looking back at that Charlotte Harbor CRA Master Planning effort, rarely do you vision something that gets built exactly per the plan. Below are some excerpts from the CRA Master Plan and kudos to my team for a project built per the plan!

Lil did I know, when Charlotte County approached me about doing the visioning charrettes for the prospective Charlotte Harbor CRA, during those visioning sessions we dreamed big. Sometimes, you dream big and realistic, and it gets built exactly per the plan! I assembled a very talented team and they dreamed big. Success is about building the right team.
 

When you vision a project of this scale it is all about understanding how much will it cost to build and how much can you sell the final product for. If you don’t understand those variables in the visioning process, you are destined for a plan that collects dust on a bookshelf! They really need to teach more about economics in urban planning! As an urban planning student I had to go outside the urban planning program to take real estate finance and economic classes. I took a lot of criticism from some of my urban planning professors, I didn’t care. My view was simple, If you don’t understand the underlying economics and finances, how can you vision it!

Talk about a destination built per the visionary talented team and they dreamed big. Success is about building the right team.
